Conor Commercial Real Estate and WHI Real Estate Partners have completed two leases at Park 12 Hundred Tech Center in Westminster, Colorado. Located within the Park 12 Hundred mixed-use business park, the development is comprised of three modern and highly functional Class A industrial buildings.

“We’re excited to have another two leases completed at Park 12 Hundred,” shared Derek Buescher, Development Manager of Conor’s Southwest region. “Between its location, building design and the logistical advantages it provides, the development has a lot to offer tenants.”

Westech Recyclers, a reputable electronics recycler, leased 31,500 square feet of Building 1. Westech will be using the space to sort electronic components before sending them to be repurposed and recycled offsite. Green Acres Granite leased 12,700 square feet of the now fully-leased Building 3. Green Acres is one of the leading granite fabricators in Colorado and will be storing granite slabs at Park 12 Hundred. Both Westech and Green Acres were drawn to Park 12 Hundred’s modern design and convenient location that make it stand out from other industrial developments in the area.

Conor carefully selected Park 12 Hundred’s site to offer logistical advantages to tenants. Located off of the southwest corner of West 120th Avenue and Huron Street, Park 12 Hundred is just 15 minutes from downtown Denver and is conveniently accessible from I-25, I-76, Highway 36 and E-470.

Additionally, the site is adjacent to RTD’s 3rd largest Park-n-Ride and is within a one-mile radius of numerous dining, retail and entertainment amenities, including pedestrian connectivity to the local trail system. The site also benefits from close proximity to quality educational facilities, a skilled and readily available work force, and a diverse selection of housing.

Park 12 Hundred’s Building 1 is a 172,000-square-foot facility with a 30′ clear height, 29 dock-high doors, eight grade-level doors and a 1.8/1,000 SF parking ratio. Buildings 2 and 3 are designed to the same specifications of 58,500 square feet with 24′ clear heights, two dock-high and 10 grade-level doors, and a 3/1,000 SF parking ratio.

All buildings incorporate ESFR sprinkler systems, flexible office space to-suit and sizable truck courts for optimal maneuverability. Remaining space at Park 12 Hundred includes 140,442 square feet of Building 1 and 58,500 square feet of Building 2.
