Brian Quigley, Executive Vice President of Conor Commercial Real Estate, and Kensington Realty Advisors are pleased to announce that ground has broken on North Avenue Commerce Center, a Class A industrial building that will be situated on 17.05 acres of land on the southwest corner of North Avenue and Morton Road in Winfield, Illinois.

The 265,550-square-foot precast facility is divisible to 60,000 square feet and offers an efficient rear-load configuration that makes it ideal for e-commerce, light manufacturing and warehouse users. The property features office space-to-suit, a 32′ clear height, 50′ x 52′ column spacing, an ESFR sprinkler system, 56 exterior docks and four drive-in doors.

The site supports optimal truck maneuverability with 12 trailer parking stalls along with sizable on-site parking for 228 vehicles.

The facility’s central location offers several logistical advantages to any company that chooses to reside there. Situated in the Central DuPage submarket, North Avenue Commerce Center is located just six miles from I-355 and the I-390 expansion project, 10 miles from I-290 and I-88 and 20 miles from O’Hare International Airport.

Additionally, the site offers direct access to a skilled labor force in the community of Winfield. It is estimated that the project will bring over 80 employees to the office space and close to 200 employees to the warehouse distribution space. This, in turn, will help increase property values and retail sales.

“The 75-million-square-foot DuPage submarket has a 4.4% vacancy rate, which ranks among the lowest in Chicago’s 1.3-billion-square-foot industrial market,” remarked Quigley. “Not only does the facility offer a convenient location, but also low DuPage County real estate taxes, extra trailer storage and a high profile façade on North Avenue. With all of these factors, we are confident that the project will be a success.”

McShane Construction Company is serving as general contractor and Ware Malcomb provided the architectural services for North Avenue Commerce Center, which is slated for completion in the fourth quarter of 2018.
