Conor Commercial Real Estate is pleased to announce the completion of Brewster Creek Commerce Center, a 436,500-square-foot speculative industrial development in Bartlett, Illinois. The firm leased the full building to Colony Display, a Chicago-based designer, manufacturer and installer of highly customized consumer environments. Colony Display will use the facility for light manufacturing and warehouse/distribution space.
“Brewster Creek Commerce Center is a very strong regional distribution location with abundant local labor available making it the perfect location for an expanding company like Colony Display,” commented Brian Quigley, Executive Vice President at Conor. “As the largest cross-dock speculative building constructed in the Western O’Hare submarket in 2021, the Brewster Creek project is ideal for users requiring a large-scale distribution facility with proximity to transportation and access to a high quality labor market.”
Situated in a 670-acre business park at Bartlett Road and Spitzer Road, the 25-acre site offers direct access to IL-390, I-90 and I-88. It also provides proximity to more than 1.4 million people within a 35-minute drive and a quality labor force of more than 1.1 million people. Notable tenants within the business park include McKesson, ITW, Greco & Sons, Rana, Creative Werks and Cheese Merchants of America.
The 436,500-square-foot cross-dock building features 52′ x 52′ bay spacing, a 36′ clear height, 54 truck docks, four drive-in doors and ESFR sprinklers. The site also offers generous parking with 125 trailer stalls and 340 automobile parking spaces.
Brad Simousek, Ryan Kehoe and Mike Plumb of Lee & Associates represented Conor in the lease transaction. Colony Display was represented by Luke Molloy, Jack Brennan and Mike Sedjo of CBRE.
The design-build team of McShane Construction Company, V3 Companies and Harris Architects Inc. provided comprehensive design and construction services.
