The two-building development is located within Fiesta Tech Center on the northeast corner of Desert Lane and Colorado Street, near the intersection of Arizona Avenue and Baseline Road, just 20 miles from downtown Phoenix, one mile from U.S. Route 60 and three miles away from the Loop 101. The site is also within a three-mile radius to nearly 13 million square feet of retail and numerous corporations including Orbital ATK, Textron, Ferguson and Costco. AZ|60 is available for-sale or lease accommodating tenants from 18,720 square feet to a full-building user and will be available for occupancy in April 2016.

“We wanted to do something unique to introduce AZ|60 to the brokerage community. The feedback we received on the event and the project plans were even better than anticipated,” according to Mike Olsen at Globe Corporation. The first place winner of the golf target contest was Kurt Saulnier of Lee & Associates, who walked away with a brand new set of Ping golf clubs. The second and third place winners were John Werstler of CBRE and Phil Haenel of Cushman & Wakefield.

Offering an efficient site plan, contemporary design and flexible configurations, the Class A development consists of Building 1 at 104,900 square feet and Building 2 at 120,700 square feet. The rear-loaded industrial facilities were designed to provide optimal functionality for warehouse and distribution users with a 30′ clear height, grade level and dock-high loading, 180′ building depths, 52′ x 60′ column spacing, ESFR sprinkler systems and 3,000 amps, 277/480 volts per building. Substantial on-site parking and truck maneuverability is also included.

“The groundbreaking of AZ|60 marks an exciting milestone for Conor Commercial Real Estate and long-standing partner, Globe Corporation,” remarked Sven Tustin, Vice President of Conor Commercial Real Estate. “There is a significant level of pent-up demand for modern industrial space within Gilbert’s industrial submarket. We are confident that the infill location and contemporary design of AZ|60 can satisfy this demand by providing flexible and efficient industrial space supporting the growing number of businesses looking to relocate or expand operations within this highly desired location.”

McShane Construction Company and Ware Malcomb comprise the design/build construction team for the development. Steve Larsen and Bill Honsaker of JLL’s Phoenix office represented the co-development venture in the land acquisition and are serving as exclusive marketing agents for AZ|60.
